How 8 Homes Pre-Sold Before Construction

Earlier last year, we had the chance to spend time at our partner Brookfield Residential’s Vista at Orchard Hills sales center and sit down with the on-site sales team to talk through how they strategized to engage buyers from before models were constructed to the current open market. What stood out immediately wasn’t just the technology in the space, but how the team used it with intention, care, and a deep understanding of their buyers.
The Vista team shared how they’ve thoughtfully layered visual tools into their sales process to help buyers connect earlier, feel more confident, and truly understand what life in the community could look like. The result is a sales experience that feels informed, personal, and grounded in real conversation.
Pre-Selling Homes Before the Models Are Built
Before physical models were even underway, the sales team leaned heavily on interactive floorplans with embedded virtual model home tour animations to bring the homes to life. Doug Neely described these tools as “the lifeblood of the sales office,” and it’s easy to see why. With them, the team successfully pre-sold eight homes before construction began, giving buyers something tangible to connect with long before they could walk through the model.
Now that the models are complete, Carin Martinez and Doug have watched that early momentum carry forward. Buyers have traveled from across Orange County and even internationally, including visitors from Australia, to experience Vista at Orchard Hills in person. The visuals didn’t replace the sales conversation, they strengthened it, giving the team a shared reference point to guide thoughtful discussions.
Enhancing the On-Site Buyer Experience

Carin shared how pairing interactive floorplans with furnishing options and animations has made it easier for buyers to understand space, flow, and functionality. These visuals help bridge the gap between imagination and reality, allowing buyers to picture how they’ll live in the home, not just what it looks like. In addition to a large screen set up with the community website- an incredible Next kiosk– where sales agents can guide prospective buyers through the sales process or a community animation can play, there are also two large touch screens embedded in the counters, providing buyers privacy while exploring floorplans and customizing options for their potential homes. This setup allows prospective buyers to engage deeply with the layout, finishes, and furnishings. Without feeling rushed or observed.
Beyond the homes themselves, the interactive site map plays an important role in guiding conversations. It helps buyers understand the layout of the community, see where their future home sits, and grasp the broader sense of the place. Together, these tools reduce friction, support clearer conversations, and help buyers move forward with confidence.
